What Kings Park Homes Are Up Against
Kings Park didn't exist as its own suburb until 1987, when a developer carved it out of part of Marayong itself. That history splits the suburb in two, a quiet, brick-veneer residential north, and the large Vardys Road industrial estate taking up the south.
Because the whole residential half went up in one developer-driven push, most homes date to a narrow band, late 1980s through to the 2000s. Original hot water systems and the volume-builder plumbing fitted at the time are ageing in step with each other, rather than being spread across many decades like an older suburb.
Faulkland Crescent and Coronation Avenue sit right in that residential core, streets of project homes built during the estate's original rollout.
The upshot is that when one house's original hot water unit or plumbing fitting reaches the end of its life, plenty of neighbouring homes built in the same few years aren't far behind it. It's a suburb where hot water repairs calls tend to arrive in waves rather than one at a time.
The Vardys Road industrial estate to the south runs its own separate plumbing entirely, commercial fixtures and trade waste that behave nothing like a suburban kitchen.

Emergency
Emergency Help for Every Home Here
Between the estate-era houses and the industrial precinct, the work we do here covers a fair spread.
- Hot Water Repairs – original tanks dating to the 1987 estate rollout.
- Burst & Leaking Pipes – flexi hoses and volume-builder fittings giving way.
- Blocked Drains – both residential lines and industrial trade waste.
- Blocked Toilet – urgent either way, one bowl or the whole house affected.
Where the Plumbing Tends to Fail
The residential streets also show a couple of other recurring issues.
- Ageing flexi hoses. Hoses fitted in the estate's 1990s and 2000s homes are well past their lifespan and a frequent cause of sudden floods.
- Pressure and joint failures. As the late-1980s estate plumbing ages, joints under pressure can fail unexpectedly, leading to unplanned bursts.

On Call Here, Day or Night
Severe summer heatwaves and strong afternoon western sun put real strain on homes here, and hot water systems already near the end of their life often can't handle the extra demand.
A short list of things that jump straight to the top of the queue:
- Water pooling somewhere it never has before, and spreading
- Hot water gone, with no reason you can point to
- Even a faint gas smell, clear the house first and dial 000 if it's strong
- A flexi hose giving way and soaking a kitchen or bathroom floor
Someone picks up whenever you call, and we push for same-day attendance across the suburb.
Why Neighbours Here Choose Us
There's a bit of shared history here. Kings Park was carved out of Marayong itself back in 1987, so calling us for a job here is about as close to home as it gets.
That closeness means fewer surprises: we already know the estate-era fittings that came with the original build, and the different demands the Vardys Road precinct brings.
Backed by 300+ five-star reviews, with licensed plumbers and gas fitters on every callout.

How We Handle the Callout
A licensed plumber gets moving your way as soon as you call, and the rest follows a set pattern.
- We take your call and note exactly what's happening.
- On site, we assess the job and explain what's wrong.
- You approve a fixed price before any work starts.
- We finish the job and back it with a lifetime labour warranty.

Common questions
Your Questions, Answered
Are the older houses here more prone to trouble?
The residential side mostly dates to the same late-1980s to 2000s estate build, so hot water units and original fittings are ageing at a similar rate across the suburb, yes.
Does it cost more because of where I live?
No, we quote the same way everywhere we cover, a price based on the actual job, not the postcode.
What state do you leave the site in?
Clean and tidy. We protect the work area and clear away when we're done, same as any job.
Are you a local team or a franchise?
We're a family-run team, not a franchise reading from a script. Marayong is home turf, and this one's right next door.
What other suburbs do you cover?
Beyond this suburb, we're regularly in Marayong, Blacktown, Kings Langley and Quakers Hill.
Are you licensed for plumbing work across NSW?
Yes, Lic #465156C, licensed and insured for plumbing and gas work throughout NSW.
